Locally we are seeing downward pressure on rental pricing. There are some exception areas however most of Walton county rents are down nearly $100 – $250 a month based upon the current annual trend from 2023. We are working 60 days ahead of lease renewals to try to keep good tenants in our rentals units. These tenants have access to local and regional rental rates and with the introduction of 6 NEW apartment complexes over the past 3 years the supply is larger than the demand. This then causes prices to drop as there are “options” for tenants to now consider. Additionally wages in our area are holding firm and not yet rising yet costs for fuel, food, healthcare and other basics continue to rise putting pressure on rents as well.
